Roof Inspections

Roof inspections are often required as part of a loan approval process. The Underwriter desires assurance that the roof on the home used for collateral is in good condition and has a few years of life remaining.

Owners and Underwriters often want an independent inspection of roof repair to assure that the repair was done properly.

The report will include the observations, recommended corrections and the anticipated remaining life provided the roof is given normal care and maintenance.

  • Inspect the condition and anticipated remaining life of the shingles.
  • Inspect the condition of flat roofs.
  • Look for soft spots or sagging roofing sheathing.
  • Inspect flashings and valleys.
  • Examine fascia and eave drip.
  • Inspect connections at roof vents, chimneys and ridge vents.
  • On tile roofs spot check fastening of tiles.
  • When accessible, check for leaks from inside the attic.
