Mold Assessments

Mold, also known as fungi, is microscopic organisms that can be found virtually everywhere, indoors and outdoors. In the presence of excess moisture, molds can grow rapidly to produce potentially adverse conditions such as deterioration of building components or worse a "sick house".

There is a concern that molds can have an impact on the health of some people and pets and a "sick house" can be very expensive to clean up. Remediation costs can exceed tens of thousands of dollars. A wise investor will make the relatively small investment to determine if the house is a mold source or a “sick house” before making the purchase.

We have included a list developed by Aerotech P&K Laboratories of common molds classified by allergenic, infectious and toxic.

The Mold Assessment process is to collect samples of mold growths and/or air borne molds from various places within the building. A control sample of air borne mold outside the structure is also collected. The samples are inspected under a microscope and counts made of the various types of molds. The air borne samples collected inside are compared to the control sample from the outside to assess whether or not there appears to be a source of mold inside the structure. The molds are identified as being allergenic, infectious or toxic.
